INSTITUTIONAL MORTGAGE RESOLUTION
Mortgage Default Solutions for Lenders & Servicers
Turning Non-Performing Loans Into Performing Assets—Without Foreclosure.
Fresh Start Mortgage Relief reviews structured property-transition opportunities involving borrowers who may be unable to retain, refinance, or traditionally sell a property. Our objective is to explore lawful, documented outcomes that can reduce avoidable foreclosure expense, vacancy, property deterioration, and borrower confusion while respecting lender and servicer rights.
Situations We Review
Delinquent or at-risk loans; underwater properties; failed listings or retention efforts; vacant or deteriorating collateral; exhausted borrowers seeking an organized exit; and loans where continued attention to payments, taxes, insurance, maintenance, and collateral condition may help preserve value.
Review Process
- Homeowner intake and written authorization.
- Verification of mortgage status, arrears, liens, title, occupancy, condition, insurance, taxes, and association obligations.
- Assessment of available retention, traditional-sale, short-sale, deed-in-lieu, acquisition, and other resolution paths.
- A documented proposal when a viable structure is identified.
- Coordinated communication and closing, subject to contracts, applicable law, lender rights, and required approvals.
- Ongoing property and payment oversight when expressly provided by the completed transaction documents.
Potential Institutional Benefits
Earlier borrower engagement; a better-organized file; reduced vacancy and deterioration risk; attention to taxes, insurance, maintenance, and collateral condition; a possible return to performing-payment status; fewer avoidable foreclosure, legal, preservation, and REO expenses; and a documented path toward eventual payoff, resale, refinance, or another approved resolution. Outcomes depend on the specific loan and transaction.
Partnership Options
Refer a homeowner for confidential review, discuss a pilot referral channel, request an institutional overview or case-review protocol, coordinate with authorized loss-mitigation personnel, or schedule a strategy consultation.
Compliance & Borrower Control
Fresh Start is not a lender, mortgage servicer, government agency, law firm, HUD-approved housing counselor, or debt collector. We do not modify loan terms, bind a creditor, guarantee reinstatement or payoff, direct borrowers to stop communicating with servicers, or make final decisions for borrowers. Limited third-party authorization does not permit Fresh Start to accept or reject binding lender offers for the homeowner. Any acquisition or title transfer requires separate written documents and a verified closing. Existing financing and lender rights can remain relevant after a transfer.
